Decoding “The One:”
3 Secrets That Make Successful Property Videos Sell Fast⚡

Since 2010, I’ve recorded a little over 500,000 square feet of property.
Yet…
Enes Yilmazaer and Michael “Mikey” Ayers gracefully reached a fifth of my career-high with one single property tour – a 105,000 square foot icon perfectly positioned on the hills of Bel Air, California.
The home is called “The One.”

The One is the ultimate tribute to extravagance and luxury.
This exquisite 105,000 square foot work of art is perched high above Los Angeles for unrivaled panoramic views of the city, ocean, and surrounding mountains.
The One is also arguably the largest home in the world.
10 years in the making, this picturesque estate is the largest and grandest ever built – with no other residence in L.A even coming close.
Upon entering The One you’ll be met by an awe-inspiring array of amenities:
- 5 pools
- 21 bedrooms
- 49 bathrooms
- a nightclub
- full-service salon & spa
- 10,000 square foot sky deck
- 400 ft private outdoor running track and
- a private Dolby Digital theater seating more than 40 people
Every room has been decorated with a neutral palette to pay homage to the stunning natural landscape while keeping the interior design cohesive despite its massive size.

Watching Enes Yilmazer’s property video of The One is a great reminder of three key secrets to making successful property videos that sell fast⚡:
Secret #1:
The Push-In Shot is King
Enes’ film crew took full advantage of 123 total push-in shots to capture the grand scale and breathtaking spaces of The One.
Here’s some of my favorite push-in examples:
The trick to using push-in shots is to slowly transition from wide to close up, so that viewers can fully appreciate the magnitude and beauty of the house before being clued in on all its special features.
This allows them to get a feel for the scale and space within any room and envision themselves living in such an exquisite property.
Push-in shots are just one great tool that could be employed when capturing any property – highlighting its spatial qualities while still making potential buyers feel right at home.

Master this Push-in shot and you would have won half the property video battle.
💡 Push-in Shots VS Zooming
The key difference between zooming in a shot and pushing-in on a shot is the camera’s focal distance.
When zooming, the camera lens changes its focal length to zoom in or out, while when pushing-in the physical position of the camera moves closer to or further away from the subject.
Pushing-in allows for a more dynamic shot as it involves actual motion, while zooming often results in an image that is far less visually stimulating.
❌Don’t zoom.
✅Actually move the camera.
My recommendations to get smooth beautiful push-ins are to:
- Use your Smartphone
- Get smooth stable shots with a quality Gimbal (around $150)

Secret #2:
The Tracking Shot is Queen
In my experience, tracking shots are the best compliment to any well placed push-in shot.
75 tracking shots were used to capture the grand scale and breathtaking spaces of The One.
Here’s are a few of the best tracking shots of The One:
Tracking shots creates a parallax effect which allows viewers to really get a sense of the size and scope of each space as well as get a better understanding of its layout.

Tracking shots are another excellent tool that can be employed when capturing any property – showing off its spatial qualities while allowing viewers to travel through it.
💡 Tracking Shots VS Panning
Panning in a shot involves a stationary camera that turns left or right on a single axis – like a fan.

A tracking shot is created by physically moving the camera along with the subject.
Panning shots often capture static moments and tend to be extremely boring, whereas tracking shots are more dynamic and imply motion.
❌Don’t pan on property videos.
✅Actually move the camera and track.
Secret #3:
Timing is Everything
Timing is essential when it comes to shooting any property video – understanding how changing light affects the various features helps you capture their subjects in their best light.
Shooting at the right times of day allowed for the best lighting in The One.
💡This is not always possible for interior shots, but it’s mandatory for exterior shots.
Here are some of the most beautifully timed and lit shots of The One:
Knowing when the sun would be at its brightest or when shadows were most prominent is essential to capturing its grandeur in a beautiful and flattering manner.
Here’s the examples of the same room, the first in normal lighting and the second shot at the best time of the day:

The morning sunlight brings out the vibrant colors as well as intricate details, while closer to dusk provides a softer and more romantic atmosphere.
Purple twilight hours serve to bring out a unique and mesmerizing look that could only be achieved during those special few moments.
